PRECISION FOUNDATION PRESENTS: Type Of Repairs Standard In Our Industry!
Through This Document Precision Foundation Objectives are: 1. Provide some general information about Foundation Repair, while at the same time showing examples of our workmanship and experience in the field. 2. After our physical inspection at the end of this presentation we would like to review our findings by applying some of the general information you may have learned in this short presentation specifically to your house. 3. Most importantly, before we part, we want to grasp an understanding of your immediate concerns so that our Final Proposal and contract will address these concerns as precise as possible both in written description and in price. Which type of Foundation do you have? • Concrete Foundation Slab- is a foundation that is built directly on grade where the soil has been leveled and compacted prior to pouring the concrete foundation slab. • Raised Foundation- is a foundation built above grade and is supported with a perimeter Stem Wall mainly constructed of concrete. Posts and pier support the center of the house. In the following slides we will identify and familiarize you with most of the repair procedures, standard in today’s industry. Epoxy Injection and Rebar Slots– Is applied to cracks greater than 1/16 inch but less than ¾ inch in a foundation slab, though most often only one part of a recommended repair. This repair is for both types of foundations. When the raised foundation is in need repair, Epoxy Injection is applied to cracks in the stem wall and the slots are installed through a process known as pinning.
Interior Slab Replacement- Is applied in the worst cases where the cracks in the slab are very large and riddled throughout an entire section of the house. Most often this repair is used in conjunction with Epoxy Injection and Rebar Slots. Slab Replacement is only called out for concrete foundation slabs
Splice Beam- Is applied when the crack(s) extend through the footings, separating the once monolithic or (one piece) foundation into two pieces.This repair is used in conjunction with the Epoxy Injection Rebar Slots, and sometimes is included on the interior, with the Foundation Slab Replacement. This repair can be called out for both types of Foundations.
Pipe Piles- Are applied when the perimeter of the house has settled, causing the interior floors to slope severely and recent movement has been detected. Generally pipe pile are installed in conjunction with the Epoxy Injection, Interior Slab Replacement, and Splice Beam repair . For added assurance concrete flat work or moisture barrier sidewalks are installed to contain drainage. This repair can be called out for both types of foundations.
Post and Pier Replacement - is applied when the center of a house with a raised foundation is in need of adjustment. Also when the existing posts are in contact with the surrounding soil. If you will notice to the bottom right hand corner of your screen, all of these post and piers extended 18 feet or longer, and before contacting Precision Foundation the owner searched for two years to find a reasonably priced company to replace these posts. All posts and piers installed By Precision Foundation are seismically attached. Called out in Raised foundations only
Stem Wall Replacement- Is applied when perimeter has settled and due to the deterioration of the existing stem wall. Pipe Pile can not be used as an alternative to lift the perimeter.This procedure is always in conjunction with some Post and Pier replacement. ( New stem walls installed by Precision Foundation are in accordance to the City Uniform Building Code.) This repair is called out for both types of foundations.
Permanently Repairing The ProblemWe have reviewed methods that would repair the damage which has already occurred. In order to prevent further damage, first we must identify the source of the problem. Then we must eliminate or contain the source. This task determines the longevity of the foundation as well as our repairs to them. • Drainage is the most important part of a foundation repair. Do to personal interests and time tables involved with the buying and selling of a home,often it is the most compromised. Poor drainage is the main cause of foundation problem there are many solutions such as: Eave Gutters* Down Spouts *Surface Drains*Moisture barrier Walkway and Patios*Grading of Top Soil* and French Drains. Implementing these procedure is key to providing a secure foundation. Precision Foundation recommends Eave Gutters and Down Spout be installed or repaired on every house. As a minimum the immediate soil around the house should be sloped down away from the foundation at ¼ inch per foot for a minimum of five feet. The above combination of Eave Gutters, Down Spouts and Grading of the soil as a Complete Drainage Improvement is the most cost efficient repair, unfortunately it isn’t always possible. Drainage Improvements • Cost effectiveness- and drainage improvements aren’t two things generally associated with one another. • Landscaping* concrete* and irrigation*- are all tools within providing proper drainage that are available to us to use in such a way that when completed. The improved landscaping, added concrete, and water conservative irrigation system will have improved the appraisal value of the house not just the asking price. Landscape Grading and Eave Gutters- Here in the first two pictures is an example showing the ideal plan. Eave Gutters and Grading the soil so that run from the very back of the lot, down along either side of the house discharging at the street. To perform this function with the soil, the yard has to be virtually barren as you see here in our photos. The other two photos show some of what can be done with landscape grading when working with existing conditions, and starting inexpensively from scratch.
Concrete Moisture Barriers- A concrete moisture barrier is installed with a thickened edge along the perimeter. This is so that if water is to penetrate the concrete it will have to saturate down under the thickened edge. In many cases the surface of the walkway will have a swale or invert in the center to contain and direct water.
Custom SideWalks: What starts out a typical moisture barrier sidewalk,which extends down the side of a house, can become grand configurations, not only serving the purpose of a walkway but also protecting the foundation from water damage. Prior to beginning work, all the plans and custom details are worked out. Which allows us to better coordinate our performance, saving you time and money. When the job is complete your property may can appraise higher, allowing you to earn money, in the event that you sell your home.
